House Rules

1. For the safety of our guests and home security, only people named on the booking are permitted into the property.
2. No additional guests are allowed without prior written consent.
3. There is an external camera. If this is tampered with or we are notified of extra people, this will break the house rules. Your booking will be cancelled, and you will be evicted immediately with no refund.
4. Please leave your shoes in the hallway upon entry to protect the hardwood floors and carpeted areas.
5. No noise after 10:00 PM and before 8:00 AM.
6. No food is allowed in the bedrooms.
7. Smoking (including e-cigarettes) is only permitted in the garden. Evidence of smoking indoors will incur a charge of £250 per day of booking.
8. Pets are allowed with prior written consent. However:
   1. Pets must be kept off the beds.
   2. If pet hair is found on the beds, an additional cleaning charge of £20 per bed will apply.
9. Please leave the property as clean and tidy as you found it. This includes:
   1. Washing all dishes.
   2. Disposing of rubbish in the appropriate bins:
      1. Green bin: general rubbish.
      2. Blue bin: recycling.
   3. Bin collection day is early Friday morning. Please place the bins out the night before if staying on a Thursday.
10. Please report any damages, breakages, or issues during your stay so they can be repaired or replaced promptly.
11. If the keys are lost or a locksmith is required, a charge of £40 per set will apply.
12. Late check-out after the agreed time will incur a charge of £50 per hour or part thereof, as it disrupts cleaning schedules and impacts incoming guests.
13. Guests are responsible for any damages to the property or its contents caused during their stay. The cost of repairs or replacements will be recovered from the guest.
14. A £100 damage deposit is pre-authorised to your credit card before check-in and released within 48 hours of departure, provided there are no damages or rule violations.
15. We may enter the property at a reasonable time (with reasonable notice) during your stay for maintenance or checks. In emergencies, we reserve the right to enter without notice.
